DESCRIPTION
Due to retirement from farming by the Landlord. An Outstanding Silt Farm in a single block of 146.10Ha (361.04 Acres), available To Let on a new 6 year Farm Business Tenancy from 11th October 2018. A copy of the draft agreement and current soil analysis report is available for inspection at our Wisbech Office. The land is registered with the Rural Land Registry (excluding Parcel 45) and Entitlements are included. A schedule of land is set out below showing Eligible land areas for Basic Payment Scheme, and field references corresponding with the plan.

ROADWAYS, YARD & BUILDINGS
In addition there is a farm yard with a number of outbuildings and implement stores including a 500 Tonne grain store with dryer. The PV panels on the grain store are excluded from the tenancy. The landlord reserves the PV subsidy rights but the tenant will benefit from the electricity usage. The Grain Store, dryer and lean to are included on a Full Repairing and Insuring basis with all other buildings being included in the tenancy but subject to schedule requiring repair to no better standard than existing. The landlord is to insure the buildings with the premium reimbursed by the tenant.
Farm Road, Access, Barriers, Boundaries, Marker Posts and Non IDB adopted Drainage ditches are to be the responsibility of the Tenant. Please see information pack for IDB drain plan.

RENT
The rent will be paid half yearly in advance on 11th October and 6th April each year. There will be a rent review after the third year of the tenancy.

BASIC PAYMENT SCHEME
The land is registered (excluding Parcel 45) with the Rural Payments Agency and has been used to claim entitlements under the Basic Payment Scheme. The landlord will transfer the entitlements to the new tenant, without charge, for the period of the tenancy, with entitlements or any replacement subsidy mechanism to be returned at no cost on termination.

WAYLEAVES AND EASEMENTS
All wayleave payments if any will remain with the Landlord.

SOIL & LAND CLASSIFICATION
The land is classified as Grade I and is good quality silt land capable of growing an extensive range of arable and horticultural crops. The property is within a Nitrate Vulnerable Zone.

PREVIOUS CROPPING
A schedule of previous cropping has been listed on page 4. Previously French Beans, Lettuces and Bulbs have also been grown on the land. Cropping proposals should be submitted with Informal Tenders with rotation not to exceed 1 in 6 for Potatoes, Sugar Beet, Maize, Onions and Carrots. 1 in 3 for Brassicas.

SERVICES
3 Phase electricity to meter in Grain store.
Mains water is connected. The Landlord will pay a £120 pa contribution for unmetered bungalow water supply adjoining yard. Calor Gas for the dryer payable by the tenant.

TENURE & POSSESSION
After being farmed for many years by the Landlord using contractors, the proposed retirement from farming by the Directors gives a rare opportunity to rent an outstanding single block of high quality silt land. The land is offered To Let on a 6 year Farm Business Tenancy commencing 11th October 2018. Holdover by the Landlord is retained for any potato and sugar beet crops. No assignment or subletting will be permitted but contracting arrangements with specialist growers for up to 20% of the acreage in each year, will be permitted subject to notification of the Landlord. The Landlord reserves access to visit the memorial (located near the Spinney). The Spinney situated in field TL 5098 1574 is included in the tenancy.

METHOD OF LETTING
The land is available To Let by Informal Tender. A Tender Form is attached to these particulars. The closing date for the receipt of tenders is 12 Noon on Friday 23rd February 2018. All Tenders should be returned to the Agent's Wisbech Office in a sealed envelope marked "Ralingham Hall Farm Tender". The bid should clearly state in pounds the amount of annual rent offered. The Tender Form should be accompanied by a summary of the Tenants current farming background and operations and a proposed cropping rotation. The Landlord is under no obligation to accept the highest, or any Tender.

SPORTING RIGHTS
The sporting rights are included in the letting.

RESUMPTION OF POSSESSION
The Landlord reserves the right during the Tenancy to serve one year´s notice to terminate the agreement on up to a total of 7.5% of tenancy area and/or the buildings, apart from the grain store, during the 6 year tenancy.

BOUNDARIES
The land is shown on the attached plan and is for illustration purposes only. The Tenant will be expected to have inspected and be aware of the boundaries prior to commencement of the tenancy agreement.

OUTGOINGS
The Tenant will be responsible for all outgoings including Drainage Rates.
