LOCATION
The land is located around half a mile west of the village of Upwell and lies adjacent to Thurlands Drove.

DESCRIPTION
A parcel of Grade I arable land extending to 6.1 Acres (2.5 Hectares) (STMS), edged red on the attached plan.

ACCESS
The land is accessed directly from Thurlands Drove.

LAND AND SOIL CLASSIFICATION
The land is classified as Grade I on the Agricultural Land Classification Map of England and Wales Sheet 124. The soil is shown on the Soil Survey of England & Wales (Sheet 4 - Soils of Eastern England) as belonging to the Wisbech Soil Association which is described as deep stoneless calcareous coarse silty soil, groundwater usually controlled by ditches and pumps. This soil is deemed suitable for growing sugar beet, potatoes and other vegetables, cereals and horticultural crops.

NITRATE VULNERABLE ZONE
The land lies within a Nitrate Vulnerable Zone.

PREVIOUS CROPPING
We are informed that previous cropping includes pumpkins, broccoli, maize and wheat.

POSSESSION
The current occupier will give vacant possession of the land upon completion of the sale, subject to holdover in respect of any growing crop.

TERMS OF SALE
The land is offered For Sale by Private Treaty.

There are no services connected to the land.

TENANT RIGHT
All unexhausted manurial values and lime residues are included in the sale. No claim for dilapidation (if any) will be made by the Purchaser against the Vendor.
