SITUATION
The land abuts Ramsey Road, (B1096) approximately 1 mile south west of Benwick. Access can be also gained from Parson Ware Drove.

DESCRIPTION
The field originally comprised two adjoining parcels which extended in total to 13.62 acres (5.51 hectares) more or less. These have been amalgamated and the field is now numbered TL 3389-3161 on the Rural Land Register.

METHOD OF SALE
The land is offered For Sale by Private Treaty and prospective Purchasers are invited to make contact with Maxey Grounds to discuss their interest at an early date.

EXCHANGE OF CONTRACTS AND COMPLETION
Exchange of contracts will take place 21 days after receipt by the Purchaser's Solicitor of the draft contract, with completion as soon as possible thereafter.

POSSESSION
Vacant Possession will be given upon completion of the purchase.

TENANT RIGHT
All unexhausted manurial values and lime residues are included in the Sale. No claim for dilapidations, if any, shall be made by the Purchaser against the Vendor.

LAND CLASSIFICATION
The land is classified as Grade I on the Agricultural Land Classification of England and Wales (Sheet 134).

NITRATE VULNERABLE ZONE
The land lies within a Nitrate Vulnerable Zone.

BASIC PAYMENT SCHEME
The land has been registered with the Rural Payments Agency under the Basic Payment Scheme and Entitlements have been established and claimed. It is intended that 5.48 hectares of entitlements will be transferred to the Purchaser (or his nominee) following completion of the Sale.

All of the land falls within the Middle Level Commissioners area and the Benwick Internal Drainage Board. The drainage rates for 2018/19 are £222.30 and £142.78 respectively.

SPORTING RIGHTS
The Sporting Rights are included in the Sale.

MINERAL RIGHTS
The minerals, so far as they are owned, are included in the Sale.

BOUNDARIES
The Vendor will not be bound to determine the ownership of the boundaries. The Purchaser must satisfy themselves as to the ownership of the boundaries.

RIGHTS OF WAY AND EASEMENTS
The land is offered subject to all existing rights, including rights of way whether private or public, light, support, drainage, water and electricity supply and other rights, easements, quasi easements and all wayleaves whether referred to or not in these particulars.

The land is sold with the benefit of a right of way from Ramsey Road. This provided a separate access when the land was in two parcels.

VALUE ADDED TAX
Any guide price quoted or discussed is exclusive of VAT. in the event that a sale of the property, or part of the property, becomes chargeable, VAT will be payable by the Purchaser, in addition to the purchase price.
