LAND AND SOIL CLASSIFICATION
The majority of the land is classified as Grade 2 and 3 on the Agricultural Land Classification Map of England and Wales Sheet 134.
The soil is shown on the Soil Survey of England & Wales (Sheet 4 - Soils of Eastern England) as belonging to the Ashley soil association which is described as fine loamy over clayey soils with slowly permeable subsoils and slight seasonal waterlogging, associated with similar but wetter soils. Completed Tender forms should be submitted to Maxey Grounds & Co 22-24 Market Place, March, Cambridgeshire PE15 9JH in a sealed envelope marked MILLHILL DROVE LAND TENDER by 12 Noon on 17th December 2018.
Each tender must be accompanied by a cheque made payable to Bowsers Solicitors for 10% of the amount of the tender. No cheques will be banked until a decision has been made to accept a tender. Unsuccessful tenderers will have their cheques returned uncashed.
Any person wishing to have acknowledgement of safe receipt of a tender should send a covering letter with the sealed tender, as NO marked tenders will be opened prior to the deadline.
Any person whose tender is accepted by the Vendors will be informed of acceptance by letter and the posting of such letter to the Purchaser´s address given on the tender form will, from the time of posting, constitute a contract binding the Vendors to sell and the Purchasers to buy the property at the price stated in the Tender. Completion will take place on 28th January 2019 or earlier by arrangement.
Tenders may be made for individual lots or for any combination, but the Vendors will consider each tender form in total and such tender will either be accepted in total or declined.
If you wish to tender for a particular Lot but, if you are not successful for that lot, to tender for another Lot or Lots, you should complete a separate form for each Lot and enclose a covering letter clearly stating the order in which you wish the Tenders to be considered. You should also enclose a separate cheque relating to each Tender.
