DESCRIPTION
A single parcel of approximately 11.5 Acres (4.7 Hectares), currently laid to grass that is fenced and bounded by drains. The land is registered with the Land Registry under Title Numbers CB358427 and CB358470.

ACCESS
The land is accessed directly off Newbridge Lane, which is a gated, adopted, tarmac road. The north end of Newbridge Lane is blocked, therefore the field is accessed via the south end of Newbridge Lane. We are advised by Cambridgeshire County Council that a Traffic Regulation Order was made in June 2007 which prohibits the use of vehicles on the road, with the exception of landowners and tenants who can obtain a permit. A key to the gate at the south end of Newbridge Lane will be made available to the Purchaser(s) upon completion of the sale.

SOIL LAND CLASSIFICATION
The land is classified as Grade 1 on the DEFRA Land Classification of England & Wales.

The soil is shown on the Soil Survey of England & Wales (Sheet 4 - Soils of Eastern England) as belonging to the Wallasea 2 Soil Association. This is described as a deep stoneless clayey soil suitable for growing winter cereals, some sugar beet and potatoes and some field vegetables.

The land is offered for sale Freehold. We have been advised by the Vendor that horses have been kept on the land without permission intermittently, there is no formal tenancy agreement in place.
