The land abuts Coleseed Road, off Upwell Road, approximately ½ mile to the East of March.
The land comprises three adjoining parcels which extend in total to 35.06 acres (14.18 hectares) more or less. The land is available either as a whole or as 3 individual lots.
METHOD OF SALE
The land is offered For Sale by Private Treaty as a Whole or in Lots and prospective Purchasers are invited to make contact with Maxey Grounds to discuss their interest at an early date.
EXCHANGE OF CONTRACTS AND COMPLETION
Exchange of contracts will take place 21 days after receipt by the Purchaser's Solicitor of the draft contract, with completion as soon as possible thereafter.
All unexhausted manurial values and lime residues are included in the Sale. No claim for dilapidations, if any, shall be made by the Purchaser against the Vendor.
Lot 3 is due to be drilled with winter wheat shortly. The purchaser will be required to reimburse the Vendor at cost of production as at the date of exchange of contracts in respect of this or any other crop on the land. Please contact the Agents for further details.
NITRATE VULNERABLE ZONE
The land lies within a Nitrate Vulnerable Zone.
Vacant Possession will be given upon completion of the purchase.
There are no services connected to the land.
The Sporting Rights are included in the Sale.
The minerals, so far as they are owned, are included in the Sale.
The land is classified as Grade 2 on the Agricultural Land Classification of England and Wales (Sheet 134).
BASIC PAYMENT SCHEME
The land has been registered with the Rural Payments Agency under the Basic Payment Scheme and Entitlements have been established and claimed. It is intended that the entitlements based on eligible area will be transferred to the Purchaser (or his nominee) following completion of the Sale.
The vendors will retain all payments in respect of the 2019 claim year and the Purchaser will be required to indemnify the outgoer in respect of all cross compliance matters up to 31st December 2019.
The Vendor will not be bound to determine the ownership of the boundaries. The Purchaser must satisfy themselves as to the ownership of the boundaries.
Such of the outgoings, as are known, are mentioned in these Particulars, but no guarantee is given that the amounts stated are accurate or that all outgoings appear.
The land falls within the Middle Level Commissioners area and the March East Internal Drainage Board. The drainage rates for 2019/20 are shown in the table below. For guidance only.
