LAND CLASSIFICATION
The Land is described as being part of the Newmarket and Isleham Soil Assocations, which are deemed suitable for cereals, sugar beet, potatoes, horticultural crops, barley, some carrots and coniferous woodland, according to the Soil Survey of England & Wales (Sheet 4 - Soils of Eastern England).

ABSTRACTION LICENCE
The Land benefits from a Licence of Right to Abstract Water (Licence No. 6/33/48/72/2) between 1st April and 30th September every year and allows for a maximum abstraction capacity of 17,729.4 cubic metres (3,900,000 gallons) per year. Copies of the Licence are available from the Agent.

There is an underground irrigation main from the River Gadder to a hydrant adjacent to Swaffham Road.
