The land is situated close to the village of Guyhirn, approximately 5 miles from Wisbech. Access is from High Road, Guyhirn. The freehold of Nene Close is included in the sale, subject to the rights of adjoining owners and occupiers.

DESCRIPTION
Land extending to 11.98 Acres (4.84 Hectares) or thereabouts, in a single parcel with access road. The land is located north west of High Road.

THE LAND
The field is numbered part TL3903-5737 on the Ordnance Survey map and extends to 11.98 Acres (4.84 Hectares).The field is in arable crop production.

SOIL & LAND CLASSIFICATION
The land is classified as Grade 1 on the Agricultural Land Classification Map of England & Wales (Sheet 124).

The soil is shown on the Soil Survey of England & Wales (Sheet 4 - Soils of Eastern England) as belonging to the Dowels Soil Association, described as "Stoneless clayey soils, in places. Some deep calcareous. Often over peat. Some calcareous coarse and fine silty soils locally. Complex soil patterns with the coarser soils often on low ridges. Groundwater controlled but ditches and pumps." Deemed suitable for growing sugar beet, other arable crops and some field vegetables. Interested parties are advised to make their own assessment as to the crops suited to the land.

TENURE AND POSSESSION
The land is offered For Sale freehold with vacant possession on completion , subject to holdover to harvest the growing crop.

TENANCY DETAILS
The land is currently farmed on a Farm Business Tenancy which commenced on 10th October 2019 for a period of 1 Year running until 10th October 2020. The outgoing tenant will be granted holdover to harvest the growing crop up to 15th November 2020. A copy of the Tenancy Agreement is available for inspection at our March and Wisbech Professional offices.

WAYLEAVES, EASEMENTS & RIGHTS OF WAY
The land is offered subject to all existing rights, including rights of way whether private or public, light, support, drainage, water and electricity supply and other rights, easements, quasi easements and all wayleaves whether referred to or not in these particulars.

Anglian Water have a small sewage works in the south eastern corner of the field and there is an underground sewage pipe running from High Road, along Nene Close and then to the sewage works. There is also a sewage pipe running along the southern edge of the field. Plans showing the approximate positions are available from our office.

The property is sold subject to all rights of way in favour of the adjoining owners along part of Nene Close, also rights of Anglian Water to gain access to the sewage works.
