Land extending to 6.34 Hectares (15.67 Acres) or thereabouts, in a single parcel, located north of Gorefield Road between Leverington and Gorefield.

Field TF4312 5725 6.34 Ha (15.67 Acres) Subject to Measured Survey. The field, verged red on the plan, is in arable crop production and is accessed via a right of way over the track running north from Gorefield Road, shown coloured brown on the plan.

The land is classified as Grade 1 on the old MAFF Land Classification of England & Wales (Sheet 124). The soil is shown on the Soil Survey of England & Wales (Sheet 4 - Soils of Eastern England) as belonging to the Wallasea 2 Association, described as "deep stoneless clayey soils, calcareous in places. Some deep calcareous silty soils." Deemed suitable for growing winter cereals and some sugar beet, potatoes, cereals and field vegetables. Interested parties are advised to make their own assessment as to the crops suited to the land.

The land is offered For Sale freehold, with Vacant Possession upon completion of the purchase.

The land is offered For Sale by Informal Tender. A Tender Form is attached to these particulars and the closing date for the receipt of tenders is 12 Noon on Friday 30th October 2020. All tenders should be returned to the Selling Agent´s Wisbech Office in a sealed envelope marked "Gorefield Road Tender". If you wish us to be able to verify receipt of your bid, please mark the outside of the envelope appropriately. The bid should clearly state in £'s the amount offered on an unconditional basis. Escalating tenders or tenders calculated only by reference to any other tender, will not be considered. The Vendor is under no obligation to accept the highest, or any, tender. The successful party will be contacted shortly after the tender date.

The land is offered subject to all existing rights, including rights of way whether private or public, light, support, drainage, water ad electricity supply and other rights, easements, quasi easements and all wayleaves whether referred to or not in these particulars. Interested parties should note that the access track running along the eastern boundary of the woodland is excluded from the sale but a right of way for access to the property will be granted over it.

Sporting rights insofar as they are owned and capable of being transferred are included in the sale.

The land is shown on the plan attached to these particulars. The plan is for illustration purposes only. The Purchaser will be deemed to have full knowledge of all boundaries.
The land is abutted on its northern, eastern and part of its western boundaries by drains owned and administered by the North Level Internal Drainage Board. The centre of the drainage ditch running along the southern boundary will form the boundary.
