DESCRIPTION
Three parcels of agricultural land available to let by informal tender, as a whole or as individual lots, from 11th October 2021.

LOT 1 - TF5304 8564 (Ref: ALM 008)
Lot 1 is a parcel of Grade I agricultural land, extending to approximately 3.22 Hectares (7.96 Acres) outlined in red on the attached plan.

ACCESS
The land is accessed directly from Stow Road, which is adopted highway.

LAND AND SOIL CLASSIFICATION
The land is classified as Grade I on the Natural England Agricultural Land Classification Map, East Region. It is shown on the Soil Survey of England and Wales to be of the Downholland 1 Association, a deep stoneless clayey soil, with some peat and silty soils, suitable for cereals, sugar beet, potatoes and field vegetables.

OUTGOINGS
We have been advised by King's Lynn Internal Drainage Board that the current drainage rates payable in respect of Lot 1 are £36.24. Interested parties are advised to make their own enquiries of the King's Lynn Internal Drainage Board.

LOT 2 - TF5302 2568 (Ref: ALM 013)
Lot 2 is a parcel of Grade I agricultural land, extending to approximately 3.33 Hectares (8.23 Acres) outlined in blue on the attached plan.

ACCESS
The land is accessed via an unmade track off Downham Road (A1122).

LAND AND SOIL CLASSIFICATION
The land is classified as Grade I on the Natural England Agricultural Land Classification Map, East Region. It is shown on the Soil Survey of England and Wales to be of the Wisbech Association, a deep stoneless calcareous coarse silty soil, suitable for cereals, sugar beet, potatoes, field vegetables and horticultural crops.

OUTGOINGS
We have been advised by the Middle Level Commissioners that the drainage rates payable in respect of Lot 2 for this coming financial year are £131.22 to the Middle Level Drainage Board and £135.35 to the Nordelph Internal Drainage Board. Interested parties are advised to make their own enquiries of the various drainage boards.

LOT 3 - TF5302 1040 (Ref: ALM 009)
Lot 3 is a parcel of Grade I agricultural land, extending to approximately 4.04 Hectares (9.98 Acres) outlined in green on the attached plan.

GENERAL INFORMATION

BASIC PAYMENT SCHEME
All of the land is registered with the Rural Payments Agency and has been used to claim entitlements under the Basic Payment Scheme. Entitlements are included with the letting, they will be transferred to the new tenant for the period of the tenancy, with entitlements or any replacement subsidy mechanism to be returned at no cost on termination.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The land is offered subject to all existing rights, including rights of way whether private or public, light, support, drainage, water and electricity supplies, and other rights, easements quasi easements and all wayleaves, whether referred to or not in these particulars.

SPORTING RIGHTS
Sporting rights, in so far as they are owned and capable of being transferred, are included in the letting.

MINERAL RIGHTS
The minerals, in so far as they are owned and capable of being transferred, are included in the letting.

BOUNDARIES
The land is shown on the attached plan for illustrative purposes only. The ingoing Tenant will be expected to have inspected and be aware of the boundaries prior to commencement of the tenancy agreement.

TENURE & POSSESSION
The land is offered To Let on a new 6 years Farm Business Tenancy commencing on 11th October 2021. The Tenant will be responsible for all outgoings, the rent will be subject to review every 3 years, and the rent will be paid half yearly in advance.

METHOD OF LETTING
The land is available To Let by Informal Tender. A Tender Form is attached to these particulars. The closing date for the receipt of tenders is 12 Noon on Wednesday 7th July. All Tenders should be returned to our Wisbech Office in a sealed envelope marked "Stow Road/Walshingham Fen, Outwell Tender". The bid should clearly state in pounds the amount of annual rent offered. The Tender Form should be accompanied by a summary of the Tenants current farming background and operations and a proposed cropping rotation. The Landlord is under no obligation to accept the highest, or any Tender.
