PLANNING Outline Planning Consent was granted by The Borough Council of Kings Lynn & West Norfolk under Ref 15/01496/OM for the erection of 25 dwellings.

Detailed design of individual dwellings was not included in this application. However, there is a Design Guide which will influence detailed designs.

A copy of this consent is available for inspection at our Wisbech Office or on the Council's website.

SERVICES Mains water, electricity and drainage will be available for connection. Service pipes and conduits will be installed in the road which allow services to reach each plot. However, any connection charges and costs will be the responsibility of the purchaser.

A soakaway will need to be installed on each plot for surface water drainage. This will also be the responsibility of the purchaser.

N.B. Vacuum pots for the sewerage system will be installed on the frontage of some plots. Anglian Water will have a right of access to these chambers.

FENCING The purchaser will be responsible for fencing the boundaries of the plot, as shown on the plan as marked by an inward T.

The boundaries are as shown on the attached plan and will be staked on site once the road position is set out.

POSSESSION Freehold with vacant possession on the completion of the purchase.

LOCATION The site is situated in the village of Upwell which has a population of approximately 2,750. The village is situated between Wisbech (approx. 6.5 miles), March (approx. 10.5 miles) miles and Downham Market (approx. 10 miles).
