PLANNING Planning Consent has been approved by The Borough Council of King's Lynn & West Norfolk under reference 18/00581/OM dated 10th December 2018 for Outline Consent for Residential Development of no more than 50 dwellings. The indicative layout submitted is reproduced in these particulars.
The consent is subject to a S106 agreement, which provides for open space and maintenance contribution, 20% affordable housing and the provision of a SUDS drainage scheme.
Conditions attached to the consent include the detailed design, confirmation of works needed for off-site highway improvements and a contamination investigation

SALE METHOD The property as verged red on the plan is for sale freehold with vacant possession by private treaty.
OVERAGE PROVISION It is understood that the land is subject to an overage provision at present. The vendor will discharge any overage payment due for the planning permission granted for 50 dwellings. If a purchaser obtains planning consent for any additional residential development above the 50 dwellings granted, they will be responsible for the payment of any additional overage due.
