Three Parcels of Grade 1 arable land totalling 11.58 Acres (4.69 Hectares) available to Let by informal tender as a whole from 11th October 2024.
Location
The land is located at Squires Drove, Upwell, to the west of the village of Three Holes, approximately 9 miles from Wisbech. Access is along a central track which is shared with an adjoining tenant.

Land and Soil Classification
All of the land is classified as Grade 1 on the Natural England Agricultural Land Classification Map, East Region. It is shown on the Soil Survey of England and Wales to be of the Wisbech association, a deep stoneless calcareous course silty soil, suitable for cereals, sugar beet, potatoes, field vegetables and horticultural crops.
Outgoings
We have been advised that Drainage rates (for guidance only) are as follows:
Middle Level Commissioners: £250.47
Upwell Internal Drainage Board: £252.36
Use
The land is to be used for agricultural purposes only. No Industrial maize is to be grown on the land.
Wayleaves, Easements and Rights of Way
The land is offered subject to all existing rights, including rights of way whether private or public, light, support, drainage, water and electricity supplies, and other rights, easements, quasi easements and all wayleaves, whether referred to or not in these particulars.
The successful tenant will be granted a right of way along the track to gain access to the land. The maintenance of the track will be shared between the two occupiers and it is required to be kept in a suitable condition for agricultural vehicles.
Basic Payment Scheme
All of the land is registered with the Rural Payments Agency and has been used to claim entitlements under the Basic Payment Scheme by the previous tenant. The entitlements belong to the outgoing tenant and are not included in the letting.
The land has not been entered into any Countryside Stewardship or Entry Level Schemes.
The previous occupier is retaining the whole of the payment for the 2024 scheme year. The new tenant will be required to adhere to all cross compliance rules for the remainder of the calendar year.
Sporting Rights
The sporting rights are not included in the letting.
Boundaries
The land is shown on the attached plan for illustrative purposes only. The ingoing Tenant will be expected to have inspected and be aware of the boundaries prior to the commencement of the tenancy agreement.
Tenure and Possession
The land is offered To Let, on a new 6 year Farm Business Tenancy commencing on 11th October 2024. The Tenant will be responsible for all outgoings, there will be provision within the Agreement for the rent to be reviewed every 3 years, and the rent will be paid half yearly in advance on 11th October and 6th April.
Tenant Right
There will be no claim for tenant right, nor any claim for dilapidations (if any) at the commencement of the tenancy.
Method of Letting
The land is available To Let by Informal Tender. A Tender Form is attached to these particulars. The closing date for the receipt of tenders is 12 Noon on Tuesday 24th September 2024.
All Tenders should be returned to Maxey Grounds & Co, 1-3 South Brink, Wisbech, Cambridgeshire, PE13 1JA in a sealed envelope marked "Tender for Squires Drove Land". The bid should clearly state in pounds the amount of annual rent offered. The Tender Form should be accompanied by a summary of the proposed Tenants current farming background and operations and a proposed cropping rotation. The landlord is under no obligation to accept the highest, or any Tender. The successful tenant will be required to become a member of Oddfellows, if not already a member.
