DESCRIPTION
Two blocks of arable land located south of Burrowmoor Road and north of Knights End Road, to the west of the town of March. The whole extends to 39.94 acres (16.16 hectares) (more or less), comprising fields:
TL 4095 - 0768 - 22.48 acres (9.10 hectares), and TL 3995 - 8819 - 17.46 acres (7.07 hectares)

LAND AND SOIL CLASSIFICATION
The land is classified as Grade II on the DEFRA Agricultural Land Classification Map of England and Wales, East Region. The soil is shown on the Soil Survey of England and Wales (Sheet 4 - Soils of Eastern England) as belonging to the Downholland 1 Soil Association, described as deep stoneless humose clayey soils, suitable for a range of cropping including cereals, sugar beet, potatoes and field vegetables.

OUTGOINGS
The land falls within the boundaries of the March Third District Drainage Commissioners. The tenant will be responsible for payment of the drainage rates. The drainage rates will be apportioned for the current year.

Middle Level Commissioners £722.48
March Third District Drainage Commissioners £45.44

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The land is offered subject to all existing rights, including rights of way whether private or public, light, support, drainage, water and electricity supplies, and other rights, easements, quasi easements and all wayleaves, whether referred to or not in these particulars.

USE
The land is to be used for agricultural purposes only. No industrial maize is to be grown on the land.

SUBSIDIES
Basic Payment Scheme payments are now delinked and thus no entitlements are included in the letting. The land has not been entered into any Countryside Stewardship or Entry Level Schemes.

BOUNDARIES
The land is shown on the attached plan for illustrative purposes only. The ingoing Tenant will be expected to have inspected and be aware of the boundaries prior to the commencement of the tenancy agreement.

TENURE
The land is offered To Let, on a Farm Business Tenancy deemed to commence on 11th October 2026. The Tenant will be responsible for all outgoings, there will be provision within the agreement for the rent to be reviewed every 3 years, and the rent will be paid half yearly in advance on 11th October and 6th April.

A copy of the draft agreement is available for inspection. The tenancy agreement will include a provision allowing the landlord to take back up to 4 acres of land to establish stewardship strips around the fields. If this situation occurs, notice will be given and the rent would be adjusted pro-rata.
The tenant will be required to sign the tenancy agreement and pay the first instalment of the rent prior to entering on the land.

TENANT RIGHT
There will be no claim for tenant right nor any claim for dilapidations (if any) at the commencement of the tenancy.

METHOD OF LETTING
The land is available To Let by Informal Tender. A Tender Form is attached to these particulars. The closing date for the receipt of tender is 12 Noon on Wednesday 7th October 2026. All tenders should be returned to Maxey Grounds & Co, 42 High Street, March, Cambridgeshire PE15 9JR in a sealed envelope marked "Tender for Burrowmoor Road Land". The bid should clearly state in pounds the amount of annual rent offered.

The Tender form should be accompanied by a summary of the proposed Tenant´s current farming background and operations and a proposed cropping rotation. The landlord is under no obligation to accept the highest, or any Tender. The successful party will be contacted shortly after the tender date.

SPORTING RIGHTS
Sporting Rights insofar as they are owned and capable of being let are included in the letting.

VIEWINGS
Viewing at any reasonable hour with a copy of these particulars in hand. The Health and Safety of those viewing is the responsibility of the individual undertaking the viewing.
